Contractors Applaud The UTAZ Difference

Thursday, March 22nd, 2007

While UTAZ Development prides itself in creating top-quality building shells located in vibrant and viable locations, contractors who design and build custom interiors for professionals and medical practitioners say working with UTAZ allows them to design Arizona office condominiums to the highest professional standards.

“The quality of service provided to the buyer by UTAZ is stellar,” says Mark Hunsaker (pictured above) of Four Peaks Builders, L.L.C., a tenant-improvement contractor, who takes pride in his work and applauds UTAZ for providing him the foundation his company needs to build superior interiors UTAZ office condominium owners are accustomed to and expect.

“I’ve been dealing with UTAZ for many years. They are far and away the best office condominium builders around town. In addition, they have a very client-friendly program for builders and they only use the best materials,” says Mr. Hunsaker. “As a matter of fact, I am in the process of purchasing my own UTAZ office building.”

Mr. Hunsaker noted UTAZ uses the best quality lumber; have the best exteriors; the best roofing; and air conditioning, plumbing and wiring systems already built into their office shells, making his job that much easier and resulting in costs savings for buyers.

He said it is better to start off with a quality product and pay a little more in the beginning, rather than have to incur additional costs later on needed to create a quality professional office space.

“It’s nice to have concrete floors already in place,” Mr. Hunsaker said. “It saves us and the buyer time and money in the end.” Mr. Hunsaker said the use of 2×6″ treated lumber in the framing provides incomparable stability to the structure; and sturdy exterior walls support the roof in a manner that pillars or supporting walls are not needed inside the building.

“UTAZ ceilings are two to three feet higher than most other Arizona office buildings,” Mr. Hunsaker said. “This allows us to do a lot of things with the design of the ceilings and the lobby and make quality improvements to the final product. No pillars or supporting walls in the structure allow us utmost creativity when designing the interior.”

“One of the first things we do with a UTAZ client is create a reliable construction budget for the project,” Mr. Hunsaker said. “During the preliminary process, we go over the scope of the project in detail with the buyer. The key word here is ‘reliable’ and having worked with UTAZ so long, we know we can zero in on a budget even before the final plans are in place. We work hand-in-hand with the buyer to make sure they get the best value for their money.”

An Interview with Pediatric Physician Dr. Dale Guthrie

Thursday, March 22nd, 2007

UTAZ professional office condominium owner Dr. Dale Guthrie of Gilbert Pediatrics and Twilight Pediatrics believes in delivering quality pediatric care to his young patients and setting a foundation for a happy and healthy adult life early on in their treatment.

Having set exacting-professional standards for his practice, Dr. Guthrie also believes in providing the best medical environment possible for his patients to reflect and enhance the quality of his care.

That is why the doctor became a member of the UTAZ family, moving his practice of 19 years from Mesa four years ago to Greenfield Medical Plaza, a UTAZ Professional Village in Gilbert, and is now expanding his practice to a second UTAZ Professional Village at Power Ranch in Gilbert.

For Dr. Guthrie, the UTAZ Difference is not just about the superior quality of the buildings, the creative design opportunities UTAZ structures allow, the dynamic locations, prestigious signage, excellent parking facilities, great accessibility and 13.5-foot high ceilings that create a secure feeling of spaciousness - it’s about the personal touch and integrity of UTAZ itself.

“I probably would not have taken a step toward owning a UTAZ building if I didn’t know UTAZ President Craig Willett personally,” Dr. Guthrie said. “He is a man of integrity; a man who could be trusted. He personally bent over backwards to get us into ownership. He took a lot of time and showed us that he cared. It was his personal touch that made the UTAZ difference.”

On addition to his trust in the company itself, Dr. Guthrie remains pleased with the UTAZ product and qualities which enhanced his practice, increased his patient base and convinced him to expand his business into a second UTAZ Professional Village.
“To me, I like the idea of a structure that has superior roof insulation and an attic,” the doctor said. “It provides for a higher resale value. I like the plan, the design, the use of quality material and the fact that UTAZ stands behind what they do.” Not only does Dr. Guthrie work in Gilbert, but lives in the town as well with his wife and six children, four who are graduates of Gilbert High School. Dr. Guthrie also has one grandchild. His commitment to the town, his community and the children he treats is solid and long-term.

“I don’t know if there is a better place to live and raise a family,” Dr. Guthrie said. “That is why we purchased a second UTAZ office in Gilbert. We believe in this community.”
Dr. Guthrie prides himself in being an owner of a UTAZ Professional Village office building and encourages professionals and medical practitioners seeking office space, to try the UTAZ Difference for themselves.

“We tell our associates and peers to try UTAZ,” Dr. Guthrie said. “We tell it to folks time and time again. We always give them glowing recommendations. We are extremely happy with our UTAZ experience and hope to see others share this as well.”

The UTAZ Shell Exhibit

Thursday, March 22nd, 2007

UTAZ Development, the pioneer of the Professional Village™, has opened its UTAZ Shell Exhibit located at 2915 E. Baseline Rd. in Gilbert so that prospective buyers can see first hand the differences in quality and options UTAZ provides that make an office in the UTAZ Professional Villages™ the number one choice for professionals and medical practitioners.

UTAZ President and CEO Craig Willett stands by the quality of the UTAZ professional buildings, pointing to UTAZ’s commitment of 2,000 square feet of prime office space to an exhibit that educates potential buyers and aids them in their decision making process.

“UTAZ demonstrates its commitment to educate the market about shell office buildings so that potential buyers understand exactly what they are buying and all of the benefits that are built-in to a UTAZ shell building, qualities that don’t always meet the eye,” Mr. Willett said. “This way, potential buyers can understand the importance of those things that might not be included in other products in the market.”

Mr. Willett said the UTAZ Shell Exhibit demonstrates the company’s long-term commitment as a developer in the professional office condominium market.
“Our shell exhibit hallmarks our concern that potential buyers have all of the facts as they make one of the most important decisions of their career, one they will live with until their retirement,” Mr. Willett said. “We are pleased to ’show off’ our commitment and exacting demands for quality and consistency in each of our 40-plus Professional Villages. When professionals come to see our UTAZ Shell Exhibit, they will know right away what we mean by the ‘UTAZ Difference.’”

The UTAZ Shell Exhibit provides a complete package for professionals seeking office condominium ownership. Where unexpected costs can substantially increase one’s investment, UTAZ Development provides a building shell that maintains its quality and value for decades and eliminates unanticipated costs at the starting gate.

The UTAZ Shell Exhibit reveals the built-in quality of a UTAZ building, qualities that include finished concrete floors that allow for tile, carpeting or wood floor choices; insulated window glazing that cuts down heating and cooling costs; sprinkling systems and fire alarm systems already in place; cleverly designed and hidden heating, ventilation air-conditioning systems; the use of kiln-dried 2×6″ lumber in the framing of the building to maintain the integrity of the structure throughout the years; the use of two layers, one 30-pound and one 90-pound, rather than the typical one layer of 30-pound felt covering under the roof to further insulate and protect the building against the elements. Even the stucco used on the walls is an acrylic blend engineered to maintain its color and not fade over time. It never needs to be repainted.

13.5-foot ceilings are standard, creating spaciousness, openness and a sense of prestige and success. Because of the way the buildings are constructed, there is no need for columns or support walls in the interior as the outer walls fully support the weight of the roof. This means every inch of space in the interior is open to design options.

Tenant improvement architects and contractors sing the praises of the UTAZ shells because they allow them to match the quality of the building itself.
“The UTAZ shell construction and craftsmanship is of the highest quality and some of the best I’ve seen,” said Marty Fifer of Fifer Design Studios Inc. “UTAZ office buildings are designed with few undulations in the exterior envelope and no interior columns which allow for a great deal of freedom for our interior architectural designs. The buildings always have enough mechanical, plumbing and electrical systems to adequately accommodate any professional need.”

Mark Hunsaker of Four Peaks Builders, L.L.C., a tenant-improvement contractor said “UTAZ uses the best quality lumber; have the best exteriors; the best roofing; and air conditioning, plumbing and wiring systems already built into their office shells, making my job much easier and resulting in significant costs savings for buyers.”

Whether one is seeking Arizona office space in Chandler, Gilbert, Queen Creek, Pinal County, Casa Grande or Maricopa, professionals should make the UTAZ Shell Exhibit their first stop so they can experience the UTAZ difference.
