Queen Creek Professional Village Update

Sunday, April 22nd, 2007

Queen Creek is experiencing explosive growth with new families moving in every day needing doctors, dentists, mortgage companies, legal assistance, therapists, insurance companies and a myriad of professional services.

Rising to meet this need, UTAZ Development is building a new professional office condominium complex in Queen Creek located at the southwest corner of Rittenhouse and Ocotillo roads.

The development will feature 14 single-story office buildings, with suites ranging from 1,500 to 8,000 square feet. The buildings will be designed in four distinct-architectural styles: Craftsman, French Country, Ranch and Tuscany, and encompass 73,244 square feet of office space.

Holding true to its emphasis on excellence, great locations, easy access and great visibility, the new UTAZ professional office condominium complex will be next to the Villages at Queen Creek housing community just four miles away from the Banner Medical Center and three miles from the recently announced Catholic Healthcare West Hospital.

The new UTAZ Professional Village is strategically placed in the heart of Queen Creek’s retail growth center and will be surrounded by Vestar’s planned Queen Creek Marketplace retail power center, boasting more than 1 million square feet of retail space and include a Super Target, Ross and Office Max; Westcor’s planned Cornerstone at Queen Creek that will feature a Wal-Mart Super Center, Walgreens, Staples and Petco; and the Shoppes at Indigo Trails, a neighborhood retail center featuring Wells Fargo Bank, CVS Pharmacy, Auto Zone and numerous restaurants.

The proximity to the hospitals, the highly desirable new residential communities, and the massive planned-retail centers make the new Queen Creek Professional Village a prime location for medical practitioners and professionals to buy quality office space and establish successful businesses.

Construction of the shell buildings at Queen Creek Professional Village is nearing completion and many businesses will be opening in the third quarter of this year.

Higley Park Professional Village Owner - Dr. Taylor Kim

Sunday, April 22nd, 2007

Dr. Taylor Kim, owner of a UTAZ professional office condominium in the Higley Park Professional Village in Gilbert, is proud of his practice and services he delivers.

He believes in providing the best dental care possible to his patients in an environment that calms and soothes, comforts, instills confidence and appreciation — environments UTAZ Development excels at creating!

After a year practicing at the Higley Park Professional Village location, Dr. Kim remains optimistic his choice to purchase professional office space from UTAZ was the right one and his revenues will continue to increase over time.

“I think I made the right choice,” Dr. Kim said. “My revenues are sustaining and considering I am here at this office part-time, my business continues to grow.”

UTAZ’s reputation for constructing quality buildings, providing excellent services and building in prime area locations with high visibility and growth, was not the prime motivator for his purchase in the Higley Park Professional Village.

It was good old-fashioned word of mouth that drew him there.

“I heard it from a friend,” Dr. Kim said. “I had also heard about UTAZ’s reputation so I drove past one of their buildings one day, saw the sign and saw the opportunity.”

Dr. Kim said one factor in bringing in patients is the key location of his practice, which is near major transportation routes and the visibility of his building.

“Specifically, being near a freeway provides access for my patients”, Dr. Kim said. “I have patients who come to me from areas outside Higley and Gilbert. Access, visibility, the architecture, the image of being in a UTAZ Professional Village and the location combine to attract quality patients.”

Dr. Kim noted the advantages of purchasing professional office space rather than leasing.

“I’ve leased offices before,” Dr. Kim said. “The advantages of owning rather than leasing are many. When you own you can incorporate your ideas into the design of the office. You take pride in your ownership knowing you are building equity. My choice was to pay somebody else to lease office space or pay myself.”

Dr. Kim’s dental office was featured in 2006 in the dental industry publication, “Sidekick” and lauded for its design and architecture.

Dr. Kim said his experience with UTAZ has been totally positive and he would consider expanding to a second UTAZ location when business permits.

“For the most part, I am very satisfied with UTAZ,” he said. “If I had the funds I would do it again.”

Dr. Kim can be reached at (480) 279-0079.

Architect Rajiv Kapadia of SPG Studios Architectural Firm

Sunday, April 22nd, 2007

Architect Rajiv Kapadia of SPG Studios Architectural Firm, a commercial tenant improvement architect working with UTAZ Development, takes great pride in his work.

With more than 20 years experience as an architect and four years owning his own commercial architectural company in Chandler, he appreciates professional office building shells that maximize creativity and provide the best bang-for-the-buck for his clients.

For Mr. Kapadia, UTAZ provides a quality foundation to create interior space that more than meets the dreams and expectations of his clients.

“The most important thing for me is to be able to translate how the product looks in the minds of my clients into reality,” he said. “I talk to them to learn exactly what they envision so I can get the materials and provide for them a budget they can meet to achieve their vision. I look for a middle ground between what they want and they could afford.”

The differences between UTAZ building shells, which come with concrete floors, installed air- conditioning units, spacious interiors with no pillars, quality roofing, quality insulation, and other built in improvements, provides Mr. Kapadia opportunities to cut costs and create quality interiors.

“The first thing you note is UTAZ has a nicer looking product,” he said. “They dress up the exterior. They make the place attractive. They have good landscaping. They take time to pick great locations. Clients tell me their businesses are doing well because of the locations, in addition to the great amenities.”

He said a number of other builders don’t put in concrete floors in their shells, something UTAZ maintains as a standard.

“I found a few builders do not put in concrete floors like UTAZ does,” he said. “That can create problems for us architects and add costs to a client’s budget. If the concrete is fresh and a client has to put in a new floor, the flooring material can fail. It may seem like a minor thing but when they see the flooring fail, it causes upset.”

Mr. Kapadia said the higher cost of a UTAZ building shell is more than offset by the savings a potential buyer can realize.

“A lot of building shells do not come with the mechanical units, air-conditioning and heating, installed, like UTAZ buildings do,” he said. “Other buildings cost a little less in the beginning but can cost a lot more in the long run.”

He said one saving his clients realize, is not having to hire an engineer to get a certificate for weight load, when the mechanicals are pre-installed.

“Having to prove adequacy and getting the permits for the units increase the time line and costs,” he said. “With UTAZ buildings, we don’t have to do that. It’s much easier with the units already up there.”

Mr. Kapadia noted the insulation in exterior walls in UTAZ shells and the 13.5-foot ceilings that are standard, as additional plusses.

“A lot of builders don’t provide those,” he said. “High ceilings create more space. Insulation, cuts on costs. You may pay a little more for a UTAZ shell but the location, exteriors and all the other things clients don’t notice make it easier for us to do our job. When we work on a UTAZ shell we don’t even have to send an engineer out to do a site visit. We count on UTAZ maintaining consistent quality.”

The UTAZ Professional Village Impact on Town of Gilbert

Sunday, April 22nd, 2007

Town of Gilbert Mayor Steve Berman presides over one of the fastest growing and desirable communities to live in the country.

Known for its family orientation, wholesome lifestyle, great parks, beautiful homes, rural amenities, fabulous shopping outlets and professional services, Gilbert has become a home for UTAZ Professional Villages, boasting 17 UTAZ professional-office complexes, 186 UTAZ office buildings and 1,030,870 square feet of quality office space.

For Mayor Berman, UTAZ represents the kind of business Gilbert is known and respected for and welcomes the medical practitioners and professionals UTAZ office complexes draw to the town.

“UTAZ brings top-quality office complexes to our community,” Mayor Berman said. “Not only do they bring beautiful, aesthetically pleasing construction and quality professional services but also set the standard for bringing the kind of people we look for to our town.”

The mayor, in his role as a town leader and as a commercial broker, has traveled across the country and visited numerous businesses and offices in his work. Of all the professional environments he has been in, for him, UTAZ is tops.

“I have been in the most absolutely spectacular, first rate offices in Arizona,” he said. “The architecture, interiors and design of UTAZ buildings I have been in stand right up there with the best of the best professional environments I have ever been in, including high-rise office buildings in Phoenix. I have never been in facilities like UTAZ’s.”

Mayor Berman considers UTAZ CEO and founder Craig Willett a personal friend and highly respects what Mr. Willett has done for Gilbert.

”Craig Willett is one of my dearest friends.” Mayor Berman said. “There are very few people I respect more than him. He is a gifted business man who has brought spectacular architecture to Gilbert. He is a true perfectionist.”

The mayor believes the UTAZ emphasis on professional office condominium ownership over rental is another plus for his town.

“UTAZ is the American Dream for the small businessman,” he said. “Unlike renters, owners spend more money on improving their offices. That’s why you have granite tops and polished marble on the floors, vaulted ceilings and quality from one end of an office to the other. They know they are going to be there a while. It is an investment for them and the future. Like the people who come to live in Gilbert. They are there for the long run. Mayor Berman remains adamant UTAZ Professional Village office condominiums are the best he has ever seen and continues to support the growth of UTAZ office space in Gilbert.

“I have been in offices all over the world,” Mayor Berman said. “For me, UTAZ is the top of the line and is most welcome in our town.”
